Planning appraisals
Property is likely to be the most valuable investment you will ever make. As such, any development should be approached cautiously. You may have grand plans for your new home or land, but your vision may or may not be achievable. The best way to find out what is possible is to commission a Planning Appraisal. These studies look at the planning history of a site, relevant designations, material considerations and planning policy and can take the guesswork out of property development.
Contact UsPre-Purchase Appraisals and advice
Are you looking for a property with development potential? Have you found your dream plot of land and need help and advice about what might be possible. Our Pre-Purchase Appraisals will prevent you from wasting your time and money chasing any dead-ends.
Contact UsPreparation and submission of planning applications
Not all projects require planning permission and we can help if you are not sure. Should your proposal require planning permission, you will need to submit a planning application. Some applications can be relatively straightforward, but negotiating the process can be challenging and we can prepare and submit your application on your behalf should you wish. A planning consultant can put together a strong case which complies with national and local planning policy and which takes material considerations into account and can significantly improve your chances of success.
Contact UsChange of use applications
Whether you are starting a new business or converting a building, you may need to change the use of some land or buildings. We can prepare and submit the necessary planning application as quickly as we can so you can get on with your project.
Contact UsPrior Approval and other permitted development
The General Permitted Development Order 2015 offers a wide range of proposals which do not require planning permission. Some works or changes of use can be confirmed as not requiring permission by the preparation and submission of a Lawful Development Certificate, others may need an application for Prior Approval to be submitted.
Contact UsAgricultural workers dwellings
Whether you need accommodation for a farm worker for a new agricultural enterprise or an additional dwelling on an established holding, we can help. We work closely with agricultural advisors and have an excellent success rate.
Contact UsPreparation and submission of planning appeals
There are various options following a refusal of planning permission, one of which is lodging an appeal. It may, however, be worth exploring other avenues as it may be possible to find ways of overcoming the reasons for refusal. If you are in this position, do contact us to discuss your case.
Contact UsLawful Development Certificates (LDCs)
In cases where works or uses have been carried out at least 4 or 10 years ago or where planning permission is not required, an application may be made under Section 191 or 192 of the Town and Country Planning Act to confirm lawfulness. We can help in these circumstances.
Contact UsListed buildings and Conservation Areas
Where proposals may affect listed buildings or other heritage assets such as Conservation Areas, there may be considerable scrutiny of the potential impact/s.
We work closely with a number of heritage specialists and can support clients with applications for Listed Building Consent or planning permission.
Self-build and custom housebuilding
Whether you are replacing an existing dwelling or building an entirely new on, we can support you on your self-build journey. Some Councils now have specialist Self-build policies, but even if they don’t, we can provide robust justification for this aspect of your proposal.
Contact UsPlanning Drawings
All applications require clear plans outlining your proposal. We can provide or arrange the required plans. We work with a range of architectural technicians, designers and architects and can provide guidance on what will work best for your project.
